House Leveling & Raised Foundation Repair in Sacramento

Set a marble on the floor and watch it roll. If it heads for the same corner every time, your house may be out of level. House leveling brings sunken or uneven parts of a home back toward a flatter, more stable position — and in Sacramento, where many older homes sit on raised foundations, it's one of the most common foundation projects.

Sacramento Foundation Company connects homeowners with licensed, independent contractors who do house leveling and raised foundation repair. Tell us about your home and we'll match you with a local pro for a free inspection.

Signs your house is out of level

  • Floors that visibly slope or feel like you're walking downhill
  • Doors that stick, swing on their own, or have uneven gaps at the top
  • Windows that are hard to open or no longer lock
  • Diagonal cracks in drywall at the corners of doors and windows
  • Gaps between walls and the ceiling, or between baseboards and the floor
  • Cabinets or countertops pulling away from the wall

Leveling a raised (pier-and-post) home

Many Sacramento homes built before the 1960s — and plenty built later — have a concrete perimeter foundation with interior pier-and-post supports in a crawl space. Leveling these homes usually means working from underneath: the contractor sets jacks under beams, raises low areas gradually, then installs new or adjusted posts, shims and pads to hold the floor in its new position. Settled concrete pads are often replaced with larger footings so the problem doesn't come right back.

Because the work happens in the crawl space, it's frequently combined with crawl space repair such as replacing rotted posts or sistering joists.

Leveling a slab-on-grade home

Homes built directly on a concrete slab are leveled differently. Contractors may install steel push piers or helical piers around the perimeter, driven down to more stable soil, then use them to lift and support the settled section. For smaller interior slabs, patios or driveways, slab jacking with cement grout or polyurethane foam injection can raise concrete back into place. See our page on foundation repair for more on pier systems.

What to expect from the leveling process

The contractor will start by measuring floor elevations throughout the house, often with a digital level or manometer, to map the high and low spots. They'll identify the cause — settled supports, soil movement, water — and propose a plan. Lifting is usually done slowly; older homes with plaster walls can crack further if raised too quickly. It's normal for a contractor to bring a house closer to level rather than perfectly flat, especially if the home has been out of level for decades and the framing has adapted.

Ask whether the job needs a permit, whether a structural engineer should be involved, and how they'll handle plumbing or gas lines that might be affected. Verify their license at cslb.ca.gov.

Why older Sacramento homes need leveling

Neighborhoods like East Sacramento, Land Park, Curtis Park and much of Carmichael are full of homes that have sat on the same small concrete pads for 60 to 100 years. Expansive clay soil, seasonal moisture swings and decades of tree root growth all nudge those pads up and down. Addressing drainage at the same time — see foundation waterproofing — helps leveling work last.

How much does house leveling cost?

Costs vary widely by home, soil, access and repair method; only an on-site inspection by a licensed contractor can give a real estimate. As general background only — not a quote and not data from us:

  • Minor leveling of a few low spots under a raised floor may run from a few hundred to a few thousand dollars.
  • Leveling an entire raised home or installing piers under a slab commonly ranges from several thousand to tens of thousands of dollars.
  • Drywall, plaster and door adjustments after leveling are often a separate cost.

Ask for written estimates that spell out the scope, permits and anything excluded so you can compare apples to apples.

House Leveling FAQ

Sloping floors, sticking doors and windows, and diagonal drywall cracks are common signs. A contractor can measure floor elevations to see how far out of level the house is.
